Title: Premises Manager
We are excited to offer a fantastic opportunity for a Premises Manager to Join our Northampton Schools Account in Northampton School for Girls, Spinney Hill Road, Spinney Hill, Northampton NN3 6DG - This role will be based on site
The salary is £15.60 per hour
The hours of work will be 37.5 hours per week: 8:00am - 4:00pm Monday - Friday

Amey manages facilities for 42 Northampton schools, ensuring safe, clean, and compliant learning environments for students and teachers. We deliver 24/7 services with minimal disruption, working in partnership to maintain high standards
You will be responsible for:
- Managing a team of 2-4 Caretakers
- Managing all HR related activities for you employees, including, but not limited to; Employee Relations (grievances, disciplinaries, Performance management), sickness/Absence management, timesheets, inductions training and development.
- Support the FM/Cleaning Supervisor with the management of the cleaning staff including their recruitment and development, induction and training where necessary
- To be responsible for ensuring the health, safety and security of the school buildings and site, adhering to Amey’s Zero Code Policies & Procedures.
- To oversee and undertake regular security checks and risk assessments, reporting on how risks can be minimised.
- To manage and monitor fire safety equipment provision and to schedule fire drills in conjunction with the school, including out of hours drills.
- To be responsible for contractors while on site and ensure work is completed safely and to the required standard, ensuring they are complying with Amey’s Zero Code Policies & Procedures.
- To ensure that all accidents and incidents are accurately reported on the Amey Eco-online system and full investigations are conducted where required.
- Arrange, monitor and/or conduct regular health and safety/Mandatory & Statutory PPM checks e.g. fire alarms, water sprinklers, legionnaire testing.
- To manage the letting function within the school including arranging cover for out of school hours activities.
- To have overall responsibility for purchasing all premises related equipment and supplies within the agreed budget.
- To communicate professionally with the school as the first point of call for Amey.
- To follow the escalation processes in place, ensuring all site staff are aware and trained correct in all emergency situations.
- To regularly monitor the email inbox, with professional communication at all times.
- To conduct weekly meetings with the school’s main representative ensuring the smooth running of the school and building a good relationship between Amey and the school
- To be aware of areas of the school which have Asbestos/Legionella present (if appliable) and ensure contractors sign the relevant folder.
- To ensure all folders/notice boards on site are up to date.
- To ensure contractors and agency staff who arrives at site have an up-to-date DBS.
- To attend prestart meetings with Lifecycle/School Change to be aware of projects taking place at the school.
- To attend Service Review meetings held with the school and the Facilities Managers.
- To have the overall responsibility to ensure the smooth running of the school, including maintenance/cleaning tasks where and when necessary.
- Completion of relevant Amey documentation/paperwork to a good standard (i.e., Return to Work, Contractor Inductions, New Event Form).
- To oversee the operation and maintenance of school site systems e.g. heating, cooling, lighting, and security.
- To assist the Facilities Manager with managing the designated budget for the management of the school facilities.
- Effectively and proactively implement Health and Safety legislation and good practice, including office, individual and DSE risk assessments, taking into consideration disabilities and specialist equipment required to enable staff to undertake their daily duties.
- To undertake Health and Safety Training on areas within your remit.
- To ensure pro-active monitoring and raising of reactive works and ensure that they are managed within the KPI framework to minimise financial penalties.
- To oversee the compliance (PPM internal CT) and review with FM any areas of concern.
- To have a good knowledge of Microsoft Suite/Concept – tablets & phones.

- This role will also support both local and business zero carbon programmes, working towards zero carbon in a strategic and lean manner as and where it is appropriate.
- Responsible for ensuring H&S standards are achieved across the contract
